When one building answers to many tenants

A multi-tenant property puts the manager in the middle. Every tenant expects a spotless lobby, working restrooms and an elevator that does not smell of yesterday’s lunch, and every complaint about those shared spaces lands on your desk. San Francisco has a deep stock of these buildings: mid-rise office blocks downtown and in the Financial District, converted warehouses in SoMa and the Mission split into creative suites, medical office buildings, and mixed-use properties that stack offices or flats over street-level storefronts.

Our job is to take the cleaning off your list of worries. We set up the shared areas on a schedule of their own, add the suites you want covered with their own room lists, and keep both on a single written quote, so you deal with one cleaning company for the whole address.

Base-building common areas

The common areas are the part of the building every tenant shares and judges. Lobby glass, directory boards, the reception counter and entry mats are cleaned, elevator cabs are wiped down inside and their floors vacuumed or mopped, and corridors on each floor are vacuumed with their drinking fountains, door hardware and light switches wiped. Shared restrooms on each floor are cleaned and disinfected, with dispensers refilled from our supply or yours.

Stairwells, the loading dock, bike storage and the mail room get regular sweeping and mopping, and the building’s trash and recycling area is kept in order. For the busiest addresses, a day porter returns to the lobby, elevators and restrooms between tenant arrivals, lunch and the evening exodus.

Tenant suites on the same schedule

Who pays for suite cleaning is a lease question, and the answer differs from tenant to tenant. Our plan works whether the landlord or the tenant pays for suite cleaning. Each suite gets a room list built from its layout, whether that is an open office, a dental or medical practice, a showroom or a small law firm, and the nightly work follows our janitorial services routine. Suites can also be listed as separate line items on your quote, which keeps billing simple when costs pass through to a tenant.

When a tenant asks for something extra, such as carpet spot cleaning after a party or a conference room reset before a board meeting, the request comes to us as an add-on visit rather than a change to the base plan. Suites with special rooms, such as a server closet, a lab bench or an exam room, are noted at the walkthrough and cleaned to that tenant’s own instructions.

Vacant suites and turnover between tenants

An empty suite still has to show well. Vacant space can be dusted, vacuumed and spot-checked on a light rotation so it is presentable for tours. Before a showing, a quick touch-up visit can freshen the suite: sills dusted, carpet vacuumed, the kitchenette wiped and restroom fixtures flushed so the space does not smell closed up. When a tenant moves out, a one-time clean takes the suite back to an empty, show-ready condition: cabinets and shelving wiped inside and out, kitchenettes and restrooms cleaned, windowsills and blinds dusted, and carpets extracted or hard floors stripped and refinished.

When a tenant improvement project wraps up, post-construction cleaning clears drywall dust, labels and residue so the incoming company opens its doors in a finished office rather than a dusty build-out.

The outside of the property

The approach to the building counts as much as the lobby. Sidewalks, entry steps and plazas can be pressure washed, parking lots and garage ramps can be swept, and planters, shrubs and courtyard beds can be kept trimmed through our landscape maintenance service. Bringing exterior work onto the same plan as the interior leaves you with fewer vendors to schedule and fewer certificates to track.

Paperwork, inspections and accountability

Property managers need their vendor files in order. Each client receives our certificate of insurance; we are bonded and insured, and workers’ compensation covers our cleaners. Everyone we send onto your property has cleared a background check.

Our supervisors walk the building on quality inspections, checking the lobby, the shared restrooms and the suites on your plan, so a slip in standards is caught and corrected before a tenant needs to call you about it. A second or third building can join the arrangement later.

Getting a quote for your building

Share the rentable area or floor count, the common areas you are responsible for, which suites you want included and the hours the building is open. List any vacant suites, upcoming move-outs and exterior areas too. We walk the property with your building engineer or manager and return a written quote with every area, task and visit frequency spelled out. Send the details through our quote request form.

A few useful answers

Common questions.

Can the lobby be cleaned daily while suites are cleaned less often?

Yes. Shared areas and individual suites carry separate frequencies, so the lobby, corridors and common restrooms can be done every weekday while each suite follows the nights its tenant picks.

Can you get a vacant suite ready for a new tenant?

Yes. A one-time clean covers dusting, cabinets, kitchenettes, restrooms, windowsills and floors, and carpet extraction or hard-floor refinishing can be added.

How are tenant add-on requests handled?

They are booked as separate visits and listed on their own line, so extra work for one tenant stays apart from the base-building plan.

Can suite cleaning be billed back to tenants?

Yes. Each suite can sit on its own line of the quote and invoice, so pass-through costs are easy to separate.

Can several buildings share one arrangement?

Yes. Each address keeps its own task lists and visit days, and they can all be managed together.
