Multi-building properties, San Francisco style

San Francisco’s business parks look different from the suburban kind, but the job is the same: many buildings, many tenants and one manager. Downtown, that can mean several office towers tied together by shared levels of shops and restaurants; elsewhere, a campus of historic buildings leased to startups, headquarters, gyms and restaurants.

Properties like these need cleaning planned at the scale of the whole campus, not one floor at a time. Smaller versions exist across the city too, from creative office campuses in former warehouses to multi-building medical and research properties.

Lobbies, restrooms and shared corridors

Common areas set the tone for every tenant and visitor. Lobbies get entry glass, security desks, directories and seating cleaned, elevator cabs and landings are detailed, shared corridors are vacuumed or mopped and common restrooms are cleaned and restocked on each floor. Every building on the property follows the same standard, so the campus feels like one place. Stone lobby floors and marble walls get periodic polishing through commercial floor care.

Each tenant keeps its own hours

A venture firm, a biotech startup and a nonprofit might share one courtyard and keep completely different hours. Suites that sign up are cleaned in each tenant’s preferred window with their own task list and separate billing, while the common areas stay on the property’s schedule. Managers can offer suite cleaning as an amenity.

Inside a single office suite, the work is described on our office cleaning page. This page is about the property as a whole.

Amenities that keep tenants

Fitness centers get equipment, mats, mirrors and locker rooms cleaned. Tenant lounges, cafés and shared kitchens are cleaned after use, and conference centers are reset between bookings. Bike rooms, mail rooms and roof decks get regular attention too, and shared terraces and courtyards are wiped down and cleared of litter so they are ready for tenant events. A full gym on the property can follow our gym and fitness center cleaning routine.

Entries, plazas and smoking areas

Outside, crews clean entry doors and glass, swap or vacuum walk-off mats, and clear litter from plazas, benches, smoking areas and outdoor break spots. Plazas, sidewalks and garage ramps can go on a pressure washing schedule, and surface lots on parking lot sweeping.

Porters across the campus

A porter route can link every building: restroom checks, lobby touch-ups, trash runs, spill cleanup and litter pickup at entrances. Day porter services fill the hours between nightly cleanings and can scale up for events and move-ins. Wet winter days put the porter at the doors, where water tracks in first.

When tenants call the office

Tenants call the management office about a spill, a full bin or a messy kitchenette. With a porter on site or a nightly crew, those calls go into the next round and are noted in the report, so your team can tell the tenant it is handled. Vacant suites can be cleaned for showings on request.

Bringing a whole campus on at once

Starting service on a multi-building property begins with a walk of every building alongside your property manager or chief engineer. We note each lobby, restroom core, amenity room and loading entrance, confirm keys and after-hours entry with building security, and map the order crews move through the campus so carts stay off the main plazas while tenants are arriving.

The first few nights go to a deeper reset: restroom grout and partitions, elevator door tracks, stair rails, lounge microwaves and refrigerator handles, and the edges of corridor carpet. After that the regular routine takes over, and the first inspection report lets you compare buildings side by side. Tenants who want their suites cleaned can join at any point without changing the common-area plan.

One plan, one report

The property manager receives one written plan covering every building’s common areas, amenities, exterior touchpoints, porter routes and participating suites. Supervisors carry out quality inspections across the property and deliver a single report. Crews are background-checked, and a certificate of insurance is supplied to your management office.

Common-area square footage, buildings and restrooms, amenities, porter hours, exterior work and tenant suites shape the price. After a walk of the property, you get a written quote by building and task; book a walkthrough to start.

A few useful answers

Common questions.

Can one plan cover every building on our campus?

Yes. Common areas, amenities and exterior touchpoints across all buildings share a plan and a single report.

What's the difference between this and office cleaning?

Office cleaning covers one suite’s interior. Campus cleaning covers shared lobbies, restrooms, amenities, plazas and porters across many buildings, plus suites that opt in.

Is suite cleaning available to individual tenants?

Yes. Each tenant chooses its hours and tasks and gets separate billing.

Can porters move between buildings during the day?

Yes. A single route can cover restrooms, lobbies, trash and litter across the whole campus.

Do you clean fitness centers and conference rooms in the complex?

Yes. Fitness rooms, lounges, cafés and conference centers are cleaned and reset on a set schedule.
